Our Disciplined Approach to Growth at the InfraSTRUCTURE Summit

Jared Day

At Compass Datacenters we believe growth should be intentional not opportunistic. That philosophy shaped the conversation our president and CFO Jared Day had at Structure Research’s InfraSTRUCTURE Summit where he outlined how we scale with discipline while meeting record demand for digital infrastructure.

Our business operates as a scalable machine built on four aligned pillars. Land banking supply chain integration organizational capability and capital planning work together so we can deliver with speed control build cost and ensure our facilities are built to last.

We remain focused on serving investment grade tenants and long term workloads. We do not pursue speculative opportunities. By applying selectivity in our development process we prioritize risk adjusted returns and advance the projects that best support our long term strategy.

Our capital approach follows the same discipline. We fund development through commercial bank facilities and move stabilized assets into the ABS market where we have achieved some of the tightest spreads in the sector. We also recycle equity from stabilized assets to reinvest into new development which allows us to scale without compromising balance sheet flexibility.

To stay aligned with our core focus we divested select non core assets this year. These included assets outside our prototype build outside our preferred markets or not serving investment grade hyperscale tenants. This helps us direct our resources toward the projects that create the most value for our customers.

AI driven demand continues to influence data center design. Our hybrid cooling model adds to build cost but does not change our return expectations. The ability to transition between air and liquid cooling gives customers the flexibility they need as workloads grow in density and complexity.

We are also expanding the value we deliver inside the data hall. By applying our lean manufacturing principles to white space fit out and working with partners like Schneider Electric and Vertiv we are creating a more productized and efficient approach that reduces complexity and improves speed for customers.

Key Takeaways

Disciplined growth at scale: Our four pillar model aligns land supply chain organization and capital so we can grow predictably and deliver with consistency.

Focused on long term customer demand: We work with investment grade tenants and avoid speculative opportunities to maintain stable performance and reduce risk.

Capital that keeps pace with demand: We develop through commercial bank facilities and transition stabilized assets into the ABS market while reinvesting recycled equity into new builds.

A streamlined and intentional portfolio: We divested non core assets to stay aligned with our prototype build preferred markets and long term hyperscale customers.

AI ready design without shifting returns: Our hybrid cooling model supports high density workloads while keeping return expectations steady.

Expanding value beyond the shell: We are applying our lean manufacturing principles to white space fit out to help customers scale faster and more efficiently.
